Beyond Bricks and Mortar. Specialist Property Valuation at Walsh & Monaghan

When you think of a property valuation, you might picture an assessment of a family home or a commercial property such as office blocks. But what about the properties where the business operating within is as important, if not more so, than the building itself? Welcome to the world of specialised property valuation, a field that covers assets such as childcare centres, motels, caravan parks, pubs and clubs, where true value lies far beyond simple land and building metrics.

These properties can be complex, living assets. Their value is deeply intertwined with their operational performance today as well as the future potential of the organisation. A standard valuation approach simply won’t cut it. It requires a specialist to navigate the unique complexities and identify the factors that drive their true worth.

At Walsh and Monaghan, we’ve spent decades honing this specialist expertise. Our deep understanding of specialist markets allows us to provide valuations that are not only accurate but also strategically insightful for your properties.

Valuing More Than Property: Freehold, Leasehold, and Going Concern

Understanding the valuation of a specialised property begins with understanding what, exactly, is being valued. The approach differs significantly depending on whether the valuation is for the Freehold, the Leasehold, or the business as a Going Concern.

Freehold Interest:

This is the most straightforward valuation, focusing solely on the land and the physical buildings. It assesses the value of the property as if it were vacant, without considering the business operations within it.

Leasehold Interest:

This valuation assesses the value of the lease held by the business operator. It considers the terms of the lease, the rent paid, and the profitability of the business. A critical component is analysing the lease for clauses that could impact the business’s future. In some particularly complex cases, certain conditions can carry enormous weight and a single clause could render a multi-million-dollar business worthless if not understood correctly.

Going Concern:

This is the most holistic and complex valuation. It assesses the total value of the business as an operational entity, including the property (freehold or leasehold), equipment, licenses, goodwill, and future earning potential. This requires a valuer to act as a business analyst, scrutinising profit and loss statements, market trends, and operational efficiencies.

The Nuances of Motels and Childcare Centres

Valuing a motel or a childcare centre requires more than just financial analysis; it demands an intimate understanding of the industry’s unique pressures and opportunities and these vary from state to state.

The Modern Motel: Adapting to New Trends

The accommodation sector has faced immense volatility, from bushfires and floods to the post-COVID domestic travel boom. A valuer must look beyond a single year’s trading figures to identify sustainable, long-term performance.

Darren Austin points to an emerging trend that adds another layer of complexity: the conversion of a manager’s residence into income-generating accommodation.

“With the smaller motels now, it’s becoming common for buyers to convert the manager’s residence back to accommodation,” Darren says. “Which is all fine, but there’s got to be an adjustment made for that because there’s then a cost to live off-site. It’s an emerging thing and trying to work out how you deal with that adjustment in the trading figures.”

This kind of insight requires a valuer who is not just observing the market but is actively engaged with its evolution, collaborating with banks and industry peers to establish fair and consistent valuation methods.

Childcare Centres: Navigating External Threats

The childcare sector faces its own distinct challenges, particularly from potential government intervention. The prospect of new, government-subsidised centres creates significant uncertainty for private operators, directly impacting their value. Darren identifies staffing as a primary concern.

“The big concern I see for them is in terms of being able to retain teachers,” he states. “Because the government will pay overs, which means the centres will either have to pay overs or lose their staff, and there just aren’t enough childcare staff out there. That’s a real concern over the next couple of years for that sector.”

This foresight is crucial. A specialist valuer must account for these external risks such as regulatory changes, market competition, and labour shortages to provide a valuation that truly reflects a business’s long-term viability.

The Power of Proven Expertise

Developing this level of niche expertise takes years of dedicated experience. It’s a discipline that Walsh and Monaghan have cultivated within its team, ensuring that clients benefit from genuine, in-depth knowledge.

As Director and Senior Valuer Murray Allen views that this specialisation is a core part of Walsh & Monaghan’s strengths.

“There’s specialties in this industry, like valuations of pubs, childcare centres, caravan parks or motels,” Murray notes. “Darren specialises in a lot of that work which gives us an advantage over other valuation firms.”
